BLENDER CLOSING SERVICES
My name is William T. Yadlon, and I am an experienced real estate closing attorney. I have developed a closing service that makes the closing experience a pleasant and smooth process for the lenders and their borrowers. We get the job done and please everyone with our service.
Mortgage lenders, bankers, and brokers have a need to have loans closed quickly, accurately and inexpensively. Time, effort, and money will be lost if the borrower becomes uncomfortable at any time and decides not to close. Even if they close, borrowers may not return as future customers, and may not refer family and friends, if they are not happy.
Lenders and their loan officers spend a lot of time soliciting borrowers and underwriting their loans. You build a relationship. Then you have to give control of that relationship you worked hard to create to a closer. You may be taking a chance if the closer is late or fails to keep the appointment, or the loan documents are confusing and the closer does not help your borrower seek a proper explanation or advice, or if the closing is not done at the time and location that is best for your borrower’s needs. Don’t take chances. You need a closing service that is sensitive to your needs and the needs of your borrower.
Many mortgage lenders, bankers and brokers are referring loans to title companies for closing, as a way of lowering costs. Usually these referrals to title companies are limited to refinances, although some lenders are referring all closings to title companies. Title companies are required to charge $350.00 to $375.00 to act as settlement agent in a closing. I offer to close refinance transactions beginning at $400.00 per closing. It is my belief that the extra charge is worth it for both the lender in the borrower. The experience that I have achieved over my years of practice in the area has resulted in a closing service that is better than most similar services available. We care about the relationships, and each and every closing.
